The project is on a plot of 7,656 sq.m (82,418 sq.ft) which overlooking Shk. Zayed Road in Al Barsha, Dubai. The expectation of the buildings is having: 4 Basements (Parking Spaces), Ground + Mezzanine (Commercial), and Residential Floor (500 flats). The project consists of 4 Basements for parking, as many parking spaces as possible. Parking for residential units will be 3 spaces for 3 bedroom units and 2 spaces for 2 bedroom units. The ground and mezzanine floors to be fully utilized for commercial uses, including possible F&B outlets. Residential units will be equally divided between 3 bedrooms and 2 bedrooms. A total of 500 flats are required. The concept of modular architecture is that the design is flexible to replace or add any one component without affecting the rest of the system as the module is 3,60 M X 4,10 M. The tower has different functions (commercial, residential, retail, parking) where the modular make the tower structure system interact with the design. As There are two types of apartments that are different in sizes (150 M2 & 180 M2) the modular concept makes the design more effective by its flexibility in adding components as the additional Bedroom in Type B.
